For over 20 years, the City of Atlanta has seen the potential of the Lindbergh-Armour neighborhood to be a successful Transit-Oriented Development (TOD). Combining Lindbergh’s retail and office area with the more industrial Armour Yards, this neighborhood is accessible to the rest of the city via Lindbergh Center Station, and lies at the apex of several planned multi-modal transit projects, including a new MARTA infill station, the Clifton Corridor light rail line, and the Atlanta Northside Beltline Trail. Now, with new leadership under Mayor Keisha Lance Bottoms, the City has hired a team led by Stantec and supported by Karp Strategies to develop a Master Plan Update for Lindbergh-Armour, with the goal of realizing the area’s TOD potential. Karp Strategies is conducting a comprehensive market analysis - including an assessment of commercial, industrial, and retail businesses - reviewing TOD best practices, and assessing public financing options to advance development. The team will also be evaluating potential sites for development by identifying vacant and underutilized land, tracing development patterns, and assessing best site uses to support future growth and density.

Karp Strategies will deliver findings in a series of topical memos and visual site profiles advising the City of Atlanta and MARTA on key development sites and funding sources to develop Lindbergh-Armour efficiently. This work will be integrated into a final concept plan, utilized to determine future investment in the neighborhood.
