Sunset Park is a diverse residential community and industrial hub on the waterfront in southwest Brooklyn. As part of New York City Economic Development Corporation's (NYCEDC) overall investment in the Sunset Park area, the Brooklyn Army Terminal (BAT) Activation Plan is a comprehensive planning and investment strategy that aims to renovate aging infrastructure and increase job-intensive industrial uses. The campus currently hosts over 100 tenants and almost 4,000 employees. WXY Studio (WXY) was contracted by NYCEDC to undertake planning, design, and renovations at BAT, with the goal of modernizing the facilities for industrial and innovation companies who bring quality jobs to Sunset Park. As part of these efforts, WXY has engaged Karp Strategies to devise a tenanting and leasing strategy to support NYCEDC's efforts, and to lead development of parts of the Activation Plan. Karp Strategies worked collaboratively with WXY to conduct a review of the current tenants at BAT, and develop business attraction strategies for the campus. As part of this work, Karp Strategies interviewed approximately 20 industrial businesses in order to ascertain the needs of this type of tenant.

Informed by the analysis and tenanting strategy developed by Karp Strategies and WXY, today’s BAT is home to over 100 tenants and almost 4,000 employees. It features award-winning urban design and serves as an important source of revenue for NYCEDC.
